I recently lost out on two listings because I gave the sellers an honest opinion of what their homes were likely to sell for.
They liked me. They loved my marketing. But they weren’t comfortable with the number.
And honestly, I understand.
We’re all emotionally connected to our homes. We remember the renovations, the family moments and everything we’ve invested over the years. Naturally, we want to believe our home is worth as much as possible.
But my job isn’t to tell you what you want to hear just to get your listing.
My job is to tell you what the market is showing me, and right now, many sellers still have a number in their heads that buyers simply aren’t willing to pay.
The days of naming your price and expecting multiple offers are behind us. Halifax has plenty of overpriced homes sitting on the market, going stale and eventually reducing.
I could agree to a higher price, put a sign on the lawn and hope for the best. But that wouldn’t be honest, and it wouldn’t be doing my job.
Of course I want to get you the most money possible. But if you genuinely want to sell, we need to start with a price buyers can justify, not one based on emotion.
So no, losing those listings doesn’t particularly concern me.
I’d rather lose a listing by telling the truth than win one by making a promise the market won’t keep.
