It’s a question more sellers are asking in today’s market, and the answer isn’t always to reduce the price.
Not every home that sits on the market is overpriced.
But there’s a difference between a home that needs a little patience and one where the asking price is putting buyers off.
Here’s what I look at:
✔️ Showings but no offers? Buyers are interested enough to come through, but something isn’t quite adding up. Often, it’s the price.
✔️ Very few showings? Your home may not be competing well against similar properties on the market.
✔️ Similar homes selling while yours sits? That’s worth paying attention to. Buyers are telling us something.
✔️ Slower activity across your neighbourhood? Sometimes patience really is the right strategy.
The key is knowing the difference and making decisions based on what the market is telling us, rather than simply watching the days add up.
